We specialise in helping clients meet their section 106 obligations, but also achieve wider impact across regeneration and construction projects, from early planning through to long term occupation.
Meet the Team

Founder and CEO
Mabel Ogundayo
Mabel Ogundayo is a social value and community engagement leader in the built environment, with over a decade of experience shaping regeneration programmes across London.
She is the founder of Origin Consulting, where she helps developers, contractors, and local authorities deliver meaningful engagement, meet Section 106 employment and skills goals, and embed social value throughout planning and delivery. She also leads Future Makers, a youth programme opening pathways into construction and the built environment for underrepresented young people.
As a Labour Councillor for Thamesmead East, Mabel brings an inside understanding of local authority priorities and political context, supporting clients to navigate stakeholders confidently and build trusted, long-term relationships with communities.

Social Value Co-ordinator
Sami Begum
Sami brings a strong ability to connect stakeholders, translate complex ideas into accessible narratives, and shape strategies that deliver genuine social value for diverse communities.
She has worked with practices such as Maccreanor Lavington, supporting design communications and community-facing materials, and has contributed to cultural organisations through workshops and events that bring people together. Her blend of technical design knowledge and creative facilitation allows her to bridge the gap between design intent and community priorities.
With an MArch Architecture (Part 2) from the University of Greenwich, Sami brings a deep understanding of urban strategy, inclusive design, and cross-sector collaboration, helping clients embed social value throughout planning, design, and delivery.

Future Makers Programme Assistant
Amaka Udeogba
Amaka supports youth engagement work across schools, colleges, and local organisations. She helps young people access meaningful opportunities in the built environment by coordinating discovery days, work experience placements, and career exposure with developers and industry partners.
She brings strong experience in youth support and mentoring from her time as a peer mentor at the University of Leicester, where she provided tailored guidance, confidence-building, and ongoing support to students. This experience informs her approach to working with Future Makers participants, ensuring they feel supported, encouraged, and able to articulate their ambitions.
Amaka is passionate about creating positive and inclusive pathways for young people, helping them build confidence and take meaningful steps toward their future careers.
